Previously known as a Building Survey, is the most comprehensive survey offered by RICS. It’s a detailed, in-depth inspection of a property’s structure and condition – ideal for buyers who need a thorough understanding of what they’re purchasing.

It provides:
- Detailed analysis of construction and materials
- Identification of serious defects, including hidden issues such as damp, subsidence, timber decay, and structural movement
- Cause and consequence analysis – not just what the issue is, but why it’s happening and what might happen if it’s not fixed
- Repair advice, including suggested timelines and potential consequences of delay
- Consideration of renovations or alterations, with expert advice on feasibility and areas of concern

Understanding Optional Repair Cost Estimates in an RICS Level 3 Building Survey.
When you commission an RICS Level 3 Building Survey – sometimes called a full structural survey – you receive a detailed report on the condition of the property, highlighting any defects, risks, or areas that may require attention.
As an optional extra, you can request that the report includes repair cost estimates. These estimates give a general idea of how much it might cost to carry out the recommended repairs or remedial works identified in the survey.
It’s important to know that these figures are not automatically included – you must ask for them at the time of instruction. If you do request them, the surveyor will provide broad, indicative costs based on industry standards and experience, rather than specific quotes or contractor pricing.
These estimates are designed to give you a clearer understanding of the potential costs involved, helping you make more informed decisions – especially where significant repairs or urgent works may be needed.
However, they are intended as a guide only. If you’re seriously considering the property, it’s always a good idea to follow up with contractor quotations before committing to any major financial decisions.
